Sites Inventory

The sites inventory is a required part of the Housing Element.

The sites inventory identifies specific properties where housing could be developed. It does not force property owners to develop housing and it doesn't mean that housing will be built. It simply means that the City’s regulations don’t prevent housing from being built in this location.

For the 6th Cycle Housing Element, we were required to identify sites for at least 587 units. This number is set by the State. We were able to exceed this and identify areas where 647 housing units could potentially be built.

The sites are distributed throughout Piedmont. They are not clustered all in one area. This way, if housing is developed, it will be spread out across the city.

For the 227 units that are scattered throughout the city, 160 are accessory dwelling units and 62 are on vacant lots.

Affordability

Here is the breakdown of the affordability of the units:

  • ~43% are for low incomes

  • ~18% are for moderate incomes

  • ~40% are for above moderate incomes
